Overview of Anti termite Baiting system or Termite colony elimination system

 

It is  about installing bait stations which contains a material which is liked by termites, like a piece of wood or other cellulosic material. It is placed around the perimeter of the building.  Then it is required to be inspected frequently by a termite control operator to check if there are any termites in these bait stations. If termites are found feeding in a bait station, wood baited with the chemical is inserted. The termites will take the baited wood back to the colony for wider consumption.

 

On reaching their colony termites have a habit of sharing the bait containing food with queen and other member of colony. How does a termite baiting system work?

 

Termite baiting systems are actually termite monitoring and baiting systems. Plastic bait stations containing a special type of wood, attractive to termites are placed in the ground around the property. This Non-baited wood which is placed in each station is regularly monitored for any termite activity.

 

The monitoring stations are placed around every 10-15 feet apart (on average) around the periphery of the property. Over years of research under Indian climatic condition, this has shown to be the optimal distance to rule out the chances of termites entering your home without feeding on a monitoring station. Depending on the level of activity at the stations, a termite baiting expert may recommend adding more bait stations. He may even decide changing the location of station to a more suitable place.

 

If any termite activity is noticed then this food (wood) is replaced by a specific Bait. The termite bait is a mixture of cellulose material (similar to that found in wood, but more attractive) and a slow-acting termiticide. A “tasty” bait is a prerequisite so that termites will readily consume it, even in the presence of competing tree roots, stumps, woodpiles and building’s wooden structure. Termites cannot see or smell the baits underground. They freely wander into them during their restless foraging activities.

 

Termites keep on feeding this bait without being killed and are allowed to go back to their termite colony. Delayed-action triggers the transmission of the lethal agent to other termites and queen and including those that never fed on the bait.

 

It is an established fact that once termite queen is killed the whole colony perishes. An entire colony can be eliminated in this manner, although total colony elimination is not always necessary to achieve structural protection.

How long does it take to control termites using Baiting technology?

 

Depending on the season of the year and population size of the colony, it typically takes 4-8 month to eliminate a colony but can take up to 12 months in rare cases. For some property owners, taking several months to achieve control is too long, but homeowners can remain assured since the termites feeding on the bait are not attacking their home. Moreover, by actually eliminating the colony,  they are providing protection to your property for long durations.

 

One of the biggest challenges in baiting is getting termites to discover the baits in the first place. This time taken by termites for discovery will vary from property to property, depending on such factors as termite foraging intensity, time of year, moisture, and food availability. For example, on one infested property of our client in DLF farms in Chattarpur, Delhi, more than a dozen monitoring devices were “hit” (attacked) by termites within a fortnight of installation. Just contrary to this, another Farm-house in the same neighbourhood, no below-ground stations were attacked during a span of full six months. Similar variations in bait detection by termites have been reported elsewhere in the Delhi and Gurgaon region.

 

In tropical climates such as in Northern India, bait discovery usually will be greatest with the onset of spring through Post-monsoon when termite colonies are most active. Baiting after the onset of winter is generally less fruitful.

Continued Monitoring

 

After the colony is eliminated and termites activity are no longer found in installed bait stations, the baits are once again replaced with untreated wood pieces and monitored continuously. Even if the termite colony threatening the structure has been eliminated, termites from neighbouring colonies can reinvade the area. Re-infestation can also occur if only the original colony was partially eliminated.

 

Therefore structures protected with Baiting system should be continually inspected, monitored and maintained to prevent any reinvasion from new colonies or previously suppressed ones.

 

Independent research studies, including some performed by Forest Research Institute, India indicates that the Colony Elimination System with Baiting method is an effective termite control option. Some of these studies involved structures, that could not be controlled using conventional Anti termite treatment methods.

When our termite inspection teams visit our customer sites in Delhi, Noida and Gurgaon , we sometime encounter common termite myths that tends to cause barrier between us and our customers. Here we try to dispel some of the common termite myths and put across some facts about termites.

 

MYTH: Termites only exit to destroy our houses and property. 

 

Fact: Termites help the environment recycle dead and decaying forest wood by breaking it down and turning it into soil. It decomposes the dead and rotten leaves, fruits, flowers, branches etc. and restore the fertility of the soil 

 

MYTH: Once trees are felled and removed to allow for new structural development, termites are removed along with them.

 

Fact: Subterranean termites nest in soil and are not removed with the trees. Their colony remains well established in the soil waiting for the new food source. They quickly look for new sources because their food was taken away, which includes wood for the new structures being built. This is one reason why the pretreatment of new structures and constructions  is important. Simply uprooting a termite infested tree from a construction site does not necessarily eradicates the Sub terranean termites colony in the soil.

MYTH: A brick house built on concrete slab or RCC foundation is termite-proof.

 

Fact: There is common misunderstanding about termites that they can attack houses with RCC foundations and concrete slabs. Termites will find a way to get to the wood, no matter what separated it from the soil.In their quest for food and cellulose they can penetrate of the construction materials, be it concrete or RCC .Moreover  a concrete slab does not always prevent wood and earth contact, and termites can tunnel through tiny cracks in the concrete. They have number of pathways to enter into a building like, tiny cracks and creavices in the structure, masonary gaps at the time of construction, electric conduit pipes, sanitary inlet and outlets, lift wells and shaft areas and other utility areas in the building.

MYTH: A new house applied with Pre construction anti termite treatment can’t get termites.

 

Fact: Chemical Barriers applied during pretreatment of new constructions can break and wither away with time. New homes are just as susceptible to termite infestations as older ones and require annual inspections and treatments. Therefore one should always get his property annualy checked against termite envasion  specially during Post -monsoon season when sub terranean termites are most active almost in entire India .

MYTH : If the ground floor of any building is treated all upper floors are safe from termite envasion.

 

Fact: The fact is that once the house is constructed and termite envasion has taken place, then every floor needs to be protected individually. Termites are known for their hidden infestation and can escape even a most keen eye of a professional Termite inspector. They can travel behind the wall plaster, behind the tiles, through false ceilings and other inaccessible areas like crawl spaces and lofts etc. 

MYTH: Teak wood is naturally immune to Termite attacks

 

 Fact: As a matter of fact , termites attack the sapwood (outer layers that conduct water and nutrients to the tree) but not the heartwood of teak ( teak furniture is made of heartwood). If the Teak wood is treated liberally with termiticide and other wood care chemicals , it remains resistant to termites and other wood boring insects . However, if not taken care of well, then over a period of time teakwood can be affected by age, and vageries of weather and other external factors that will the wood look dull or faded from it’s colour.

When the Indian economy is experiencing a boom in infrastructure industry a very common question asked by our customers is that What is the best Termite prevention treatment during new construction ? OR What is the most effective method for Pre Construction Anti termite treatment . Depending upon which construction stage the building is going through, Anti termite treatments can be classified into Pre and Post construction treatments . Due to space constraint, in this blog we shall only discuss the scope of work and procedures for Pre-construction Anti termite treatment. Though the complete specifications or Code of practices for pre construction anti termite treatment {IS:6313 Part-2 : 2001} can be found here  But the technical specification mentioned there is very elobrate and only a few (having Civil engineering background) can understand that. So here we try to put the Pre construction anti termite treatment in simpler form that can be understood by one and all.

 

Here in this blog first we shall discuss the importance of Pre construction anti termite treatment followed by complete specification and method for the treatment. Thereafter we shall discuss the deviations from the standard procedure (due to unforeseen circumstances or when homeowner decides to get the treatment done when the building is already under construction) and finally the tentative cost of termite treatment in a new construction.

Property is your most precious possession. For most of the homeowners it is one in life time investment and no one would like to take a chance when it comes to dealing with the most invasive pest on this planet i.e Termites. If you have the luxury of starting from scratch and are in the process of constructing a new house, there are many preventive measures you can employ to stop termite damage before it happens. However the most effective termite treatment is when it is carried out to the structure of building during the early stages of construction and to be more precise when it starts right in the beginning phase of construction.

Pre Construction Termite Treatment Chemicals

 

The pre construction treatment is the first line of defense for the Termite protection of a new home . The ultimate aim of Pest control during new construction is to form a seamless and continuous chemical barrier in the soil such that termites are denied access from beneath or sides of the built up area of the building. The best termite treatment practices for the new construction has two important components i). Use of Genuine anti termite chemicals ii). Job by skilled technicians who can yield excellent workmanship as the success of the treatment depends upon thoroughness of the application.

First we discuss the approved termiticides (termite treatment chemicals) which are recommended by Central Insecticide Board and prescribed by the Bureau of Indian Standards. The approved anti termite treatment chemiclas can be trusted , as before being approved years of research goes under Indian climatic conditions. It is only after tens of years of Research and Analysis that a particular anti termite chemical is recommended for the treatment and is made commercialy available in Indian Pesticide Market.

 

The following chemicals which conform to Bureau of  Indian Standard are recommended for Termite Pest Control For the new construction . The emulsion is prepared out of these chemicals by mixing them with water at the prescribed dosages .

 

i).Clorpyrifos 20% E.C

OR

 

ii). Lindane 20% E.C

OR

 

iii).Imidacloprid 30.5% SC . Recently this termiticide has also been added to the existing chemicals recommending its use for anti-termite treatment.

The recommended emulsion concentration by weight for first two chemicals i.e Clorpyrifos 20% EC and Lindane 20% EC is 1.0 % which means that 1 Lit. of these chemical has to be mixed with 19 liters of water.

 

Whereas for recommended concentration by weight for Imidacloprid is 0.075% i.e mix 10.5 ml of Imidacloprid 30.5% SC with 5 liter water.

 

To ensure the effectiveness of the Pre construction anti termite treatment it is strongly recommended that the chemical emulsion be prepared from any one of these three chemicals at the prescribed concentration only . Any deviation from the standard concentration i.e increase or decrease in the concentration of emulsion will negatively affect the efficacy of the treatment.

Scope of Work or Specification for Pre construction Anti termite soil treatment

 

It is utmost essential to consider the moisture level of soil before conducting the anti termite treatment . One should avoid treating the soil if it is moist due to underground water or rain water. Moreover, at least 24 hours of rain free period is essential after the soil has been treated with the anti termite chemical . Therefore one should consider weather forecast for the next 24 hrs while deciding the day and time of the start of the treatment. Once the soil treatment for termites has been carried out with the anti termite emulsion , laying of PCC should start only when the chemical emulsion has been thoroughly absorbed by the soil.

 

The pre construction termite control method primarily comprises of Four major stages. Apart from these four major Pre treatment stages the Bureau of Indian standards recommend two minor stages which are optional and left to the choice of homeowners. Termite being a soil pest, all four major recommended stages of the treatment are applied in the soil of the building. As per Bureau of Indian standards ,Major stages of termite protection for a new home are as depicted below.

 

i). Bottom and Sides of Trenches of Foundation

 

ii). Backfill in Immediate Contact with Foundation .

 

iii). Junction of Wall and Floor.

 

iv).Top Surface of Plinth Filling

 

v).External Perimeter of Building.

Stage -1

 

Bottom and sides of the trenches of Foundation

 

The first stage i.e Anti termite treatment to foundation is carried out after the excavation of the trenches is complete. The bottom surface and the sides (upto a height of about 1 feet) should be treated with the chemical emulsion made chemicals listed above at recommended concentrations. masonry foundations and basements should be treated with the chemical emulsion @ 5 lit. per sq. mtr of the surface area.

 

Stage-2

 

Backfill Treatment

 

After the masonry foundation treatmennt and when the retaining wall of the basements come up, the backfill in immediate contact with the foundation structure should be treated at the rate of 7.5 litre per sq. mtr. of the surface area .

 

Stage-3

 

Wall floor Junction treatment

 

It is important to establish continuity of the vertical chemical barrier on inner wall surface from ground level up to the level of the filled earth surface. To achieve this, a small channel 3 cm x 3 cm shall be made at all the wall floor junction and rod holes made in the channel up to the ground level 15 cm apart and treating it with the anti termite emulsion.

 

Stage-4

 

Plinth Filling Treatment

 

As per the Bureau of Indian standards, the top surface of the consolidated earth within plinth walls shall be treated with chemical emulsion @ 5 litres. per sq. mtr. of the surface before the stone bed or sub-grade is laid.

 

Stage-5

 

External perimetre Treatment

 

After the completion of the building, the soil along the external perimeter of the building should be rodded at intervals of 15 cm and to a depth of 30 cm. By the forward and and backward movement of steel rod break up the soil and anti termite chemical be poured along the wall at the rate of 7.5 litres per sq. mtr. of the vertical surface area. This forms a chemical barrier for termites in soil.

The stages mentioned above are the major stages are very important and essential to Prevent and Treat  Termites in New Construction. However there are minor and miscellaneous stages also which should also be attended to make the building completely termite proof . These miscellaneous stages are as depicted below.

Soil treatment for pre construction termite treatment

i).Expansion joints :- Expansion joints at the lower most floor level are one of the most common entry points for termites envasion. The perforated soil under these joints should be thoroughly treated @ 2 litres per linear metre. This is an important component of pre slab termite treatment.

 

ii). Sanitary/plumbing inlet and outlet points :- The entry and exit points of waste and fresh water pipes are one of the most vulnerable areas. Special care should be taken around these areas as due to the constant moisture source these areas always remain prone to termite envasion. These areas should be liberally impregnated with anti termite emulsion by the method of spraying and injecting.

 

iii). Electric conduits sites :- The electric conduits can prove to be easy path ways for the termite invasion. The termites use electric conduits as runways to move from one part of the building to the another or from one floor to another floor. Therefore the treatment of electric conduits and channels remain an integral part of pre treatment for termites. To impede the termite penetration from these points , once the channels in the walls have been excavated for the placement of electric pipes , these channels should be liberally treated with the chemical emulsion . Once treated electric conduit network can safely be laid.

 

Deviation from standard Anti termite treatment practices.

 

When we get call and we visit our customers construction site in Delhi, Gurgaon , Noida and other NCR regions, we find that the building in question is already in half way of the construction stage.

 

Due lack of awareness among masses and the pressures on the part of the builder to complete the construction, the important stages of pre treat are overlooked in some cases.  Sometimes the builders pass on the responsibility of  anti termite treatment to the prospective owners. Therefore , very often property owners call us when the slabs of all the floors have been casted and walls being erected. Which means the first three stages of pre construction treatment has been missed. In such cases, first it is essential to identify and decide which  treatment stage is feasible and how to achieve it more effectively.

It is essential that site incharge should cooperate with treatment team as often when the site is offered it is not fit for the treatment. Clearance of wall floor junction for proper treatment and removing the construction material from inside the building become essential to enable the termite treatment team to carry out operation effectively.

For buildings under construction  the whole process of pre-construction termite  control requires frequent visits from the termite treatment company, which adds to the cost. Sometimes  property owners find variation when they try to get quote for complete pre construction anti termite treatment. So here we try put ballpark figure about cost of anti termite treatment for new construction.

Assuming that the the treatment is carried out using recommended chemicals of standard brands like Bayer, FMC and Tata Chemiclas, the cost of treatment can range any where between Rs. 95/- to 125/- per sq. mtr. of the built up area if you hire a professional company. These pre construction termite treatment rates are inclusive of all the four major stages as mentioned above. However for the minor or miscellaneous stages the cost of treatment is extra. These treatment charges are applicable especially in Delhi, Gurgaon Noida and northen part of India , where the soil is alkaline and alluvial and average moisture content is not high. These kind of soil yields better absorption of termiticide solution. New paint enhances and gives fresh look to the interior of  you home . It also increase the life of walls, furniture and fixture as painting and polishing protects against  damage done by dampness, mold and fungi. But the problem starts when you get the interior of your house painted before any termite inspection or proper Pest Control For Termites . Most local painters in delhi gurgaon and noida are not professional enough and  don’t tell home owners about the importance of termite inspection and thorough treatment . Their interest remains in hurridly splashing the paint all over and getting paid for their job. Gurgaon : A city that boasts of its 30% green belt might get a rude shock as a latest survey has revealed that Sub- terranean termites are eating into many trees , plants and shrubs, threatening their very existence in some areas of Gurgaon city. Total Number of trees in Gurgaon are constantly decreasing from it’s original number of 14.31 lakhs in year 2001. As such it is the need of the hour that govt. makes sincere efforts for Termite Treatment in Gurgaon.

 

Gurgaon is known for its lush green cover. Some of the trees here are older than 90 years and have witnessed the transformation of Gurgaon from an agricultural land to concrete jungle and skyscrapers. However, according to a Haryana Agricultura University over 39% of trees in Gurgaon are under attack by sub terranean termites.

The study, conducted by Forest Survey of India , North Zone, says that most of the trees along , Arjun Marg, Akashneem Marg, Amaltaas Marg and jacaranda Marg of DLF area of gurgaon are infested by termites. In fact, the DLF ,Sushant Lok and South City areas of Gurgaon have already lost considerable number of trees to termites attack and many more trees are about to collapse due to termite infestation. To make matters worse, the study warns that a lot of trees trees, are already weakened by Termite infestation and are are posing a threat to lives of commuters and adjoining residential buildings.

 

The worst affected tree species are Juliflora, Acacia Nilotica (Babul and Keekar), Eucalyptus (safeeda) and Azadirachta indica (Neem). The study says 37% trees in Golf course, Sohna road and extention have been damaged by termites in the absence of any protection from termites. It also says that most of the termite affected trees are on MG road . Many fruit bearing trees and other variety of vegetation are also affected by this tiny creature having voracious appetite for wood and for anything with cellulose. Besides, many varieties of trees are also leaning forward on roadsides, weighed down by termite infestation.

 

A senior officer from Forest Survey of India , Northen Zone said, ” Sub-terranean Termites have infected a large number of trees in Gurgaon and New Gurgaon area. City was built on agricultural land and that makes trees here prone to all types of termite infestation.

Many trees around Udyog Vihar, Old gurgaon , Sector-9, Sector-10 Sector-11 are also termite infected.He further added that proper and timely action is required to protect and preserve the trees by using appropriate anti-termite chemical.” If the current situation is allowed to persists and no action is taken , these trees will barely survive another 10-15 years. Eco-friendly and non toxic termite control measures should be adopted to protect gurgaon trees from these destructive creatures .These can be achieved by planting termite resistant varities of trees like neem trees or using aloevera. Termite colonies prevelent under the trees can further cross infest houses when the termite infested roots of tree passes under the foundation of a house.

Termites cause  homeowners and businesses in Delhi, Noida and Gurgaon millions of rupee every year  in the form of repairs due to the damages.  Of all the common household pests termites are considered as most notorious ones.  Yet there is very limited awareness among masses  about these tiny insects or what action to be taken , in case they discover termite presence  in their property.

 

We write this blog with an aim to make homeowners aware and better informed about Subterranean termites and it’s infestation. Whenever residents come across a termite infestation , the first question that strike their mind is “Which termite treatment is better.” Or “Which termite treatment is most effective.”

However there is no straight answer to this frequently asked question, because it depends  upon the kind of infestation ,  how old the infestation is, type of property ( which floor, type of house and  type of construction) . Moreover, some times a professional termite pest control company may adopt more than one treatment type while deciding on the best treatment option for your home. The older the termite infestation, greater the number of termites present in your house and thus stronger is the treatment required to eliminate them. The damages caused by an older infestation require expensive repairs for the affected or damaged area.

 

However if the termite infestation in your house is relatively new or confined to a limited area , then the treatment of just infested area (spot treatment) can be a good option.

 

Due to time constraint and limited scope ,in this write up we shall discuss Treatment to already constructed buildings (i.e Post- construction Anti termite treatment).

In India there are primarily two treatments which can be applied to already constructed buildings.

Conventional Injection Treatment method

 

This treatment includes application of termiticide by way of drilling holes between wall floor junction and wall wood junction and wood floor junction. Three is well defined procedure as how to do this. You can access the detailed Anti termite treatment here. After drilling the required no. of holes liquid termiticide is injected into these holes at the prescribed dosage rate. This Injection method also involves digging a trench along the foundation or outer perimeter of the building and it is charged with the termiticide emulsion at the prescribed dosage rate. Then the soil is placed back into this excavated trench. This kind of chemical barrier around the building gives protection of at least three years against subterranean termites. If the building has an existing termite infestation, then any wood which is severely damaged by termites and is beyond repair should be discarded by a trained carpenter, so that patch work can be done later on.

Anti Termite Baiting System:

 

Anti termite treatment with baiting system is about  installing a  bait station which contains a material which is liked by termites , like a piece of wood in every  unit around the perimeter of the building.  Then it is required to be visited frequently by a termite control operator to check if there are any termites in these bait stations.  

 

If any termite activity is noticed then this food (wood) is replaced by a specific termiticide. Termites keep on feeding this bait without being killed and are allowed to go back to their termite colony. On reaching their colony termites have a habit of sharing the bait containing food with queen and other member of colony. This way termiticide is picked up and  spread to the queen which eventually dies and the whole colony is eliminated. Though this type of termite colony elimination system works gradually but it gives sure shot results and last much longer as the whole termite colony is eradicated from it’s root.

 

The aim of a termite baiting type of treatment is not to kill termites in short period of time . It’s aim is to gradually contaminate the whole termite colony with the bait so that the termiticide , some how, is fed to the queen and it is killed. It is an established fact that once termite queen is killed the whole colony perishes.

Though this type of  non-toxic professional termite monitoring bait system is not very popular in northern part of India including  Delhi Gurgaon and Noida , but gradually as this technology is showing encouraging results and demand is picking up . More and more home owners in Delhi Noida and Gurgaon are getting aware of this new technology.
